Mr. Semotiuk represents sophisticated real estate investors in acquisitions, dispositions, joint ventures, and financings.

Mr. Semotiuk’s matters include representing:

  • StepStone Group Real Estate LP in transactions spanning from Europe to Asia to North America, including:
    • A distressed real estate fund recapitalization and the formation of co-investment sidecar vehicle
    • A series of co-investments in a variety of asset classes ranging from office to senior housing to hotel
    • A programmatic joint venture for the acquisition and development of multi-family assets and related acquisitions
  • A substantial equity placement by a sovereign wealth fund into one of the worlds largest real estate developers
  • Healthpeak Properties, Inc. (f/k/a HCP, Inc .) in connection with mezzanine and preferred construction financing for a portfolio of senior housing facilities
  • Invitation Homes in its US$1.54 billion initial public offering, its subsequent US$11 billion merger with Starwood Waypoint Homes, and its financing over a series of transactions of over US$10 billion of securitized mortgage loans through a syndicate of banks including JPMorgan, Deutsche Bank Securities Inc., Goldman, Sachs & Co., Credit Suisse Securities (USA) LLC, Merrill Lynch, Pierce, Fenner & Smith Incorporated, and Morgan Stanley & Co. LLC*
  • Various Blackstone platforms (i.e., Blackstone Real Estate Partners, Blackstone Property Partners, Blackstone Real Estate Income Trust) over a series of transactions in their acquisition, disposition and financing of over US$20 billion of real estate assets across various asset classes (i.e., multi-family, hotel, industrial, retail, and office) throughout the United States and Canada*
  • KSL Capital Partners in its acquisition and financing of Outrigger Hotels and Resorts (a portfolio of 37 hotels and vacation resort properties throughout Hawaii and the Asia-Pacific-Indian Ocean region) and its subsequent disposition of the Asia-Pacific assets to Singha Estate*
  • Northwood Investors LLC in their sale of the New York Palace Hotel to the Lotte Group*
  • Two credit hedge funds in their formation of a joint venture and its exercise of a fair-value option to acquire and restructure a defaulted CMBS loan*
