James Ioannou acts for key financial sponsors, borrowers (including JVs), funds, banks, and other participants in the capital stack on a broad range of debt finance transactions where the underlying asset often has a real estate focus.

James also has experience advising clients on structured finance transactions as well as distressed investing, special situations, and restructuring matters.

James has a particular focus on transactions within the United Kingdom and Europe, and has experience advising on complex cross-border deals involving:

  • Data centers
  • Hotels
  • Student accommodation
  • Logistics
  • Commercial properties and portfolios
  • Mixed use properties and large residential portfolios
  • Complex developments of all kinds

James spent time on secondment to Bain Capital Credit and Special Situations between October 2023 and November 2024.

Prior to joining Latham, James spent time as an associate in the real estate finance team of a leading international law firm.

James’ experience includes advising/representing:

  • A US sponsor in relation to various acquisition financing matters of assets throughout Europe and a restructuring concerning real estate assets in Poland*
  • A US investment bank on a string of investment and development facilities in relation to the acquisition of assets (including hotels and student accommodation) throughout Europe*
  • A US sponsor on the financing of the acquisition and development of a portfolio of logistics assets throughout London and the south of England*
  • A US fund as lender on an investment grade facility secured against luxury retirement living assets in London*
  • A European fund as lender in relation to the development of a prime real estate asset in London*
  • A US fund as lender in relation to the financing (and refinancing) of a mixed use prime real estate asset in London*
