Dustin Paige advises clients on a variety of commercial real estate transactions across the US, particularly within the hospitality sector.

Mr. Paige draws on a sophisticated understanding of complex real estate assets — including retail, office, hotel, multi-family, and mixed use properties — to guide REITs, private equity funds, and other real estate investors on:

  • Single-asset and portfolio acquisitions and dispositions
  • Joint ventures
  • Financing, including mortgage, mezzanine, and construction
  • Leasing and sale-leasebacks
  • Property management and franchise agreements
  • Acquisitions of distressed debt

He leverages his business acumen and relationships across the industry to devise practical and creative solutions, often on a compressed time line.

Mr. Paige maintains an active pro bono practice, including advising nonprofit performing arts group Steep Theatre Company on acquiring its new performance space.

    • Acquiring multi-family projects in Austin, Texas and in Denver, Colorado
    • Selling a multi-family project in Tennessee
  • GEM Realty Capital on:
    • Acquiring and financing the Hilton Hotel in downtown San Jose, California
    • Financing its acquisition of the Buena Vista Palace Hotel & Spa, a resort near Disney World in Lake Buena Vista, Florida
  • Highgate, a premier real estate investment and hospitality management company, on the US$2.8 billion acquisition of six hospitality portfolios from Colony Capital
  • Oak Hill Advisors on its investment in 110 North Wacker Drive, a 55-story office tower in Chicago, from The Howard Hughes Corporation
  • One Rock Capital Partners on:
    • Its acquisition, along with Metropoulous & Co., of Nestlé Waters North America, a bottled water provider
    • Acquiring ArchKey Solutions, an electrical and technologies contracting and services provider
  • Xenia Hotels & Resorts on acquiring W Nashville, a luxury lifestyle hotel

Joint Ventures

  • Flynn Properties, owner of commercial real estate, luxury resorts, and select service hotel properties, in a joint venture with Värde Partners on the US$1.1 billion acquisition of an 80% interest in 89 select service and extended stay hotels from affiliates of Highgate and Cerberus Capital Management
  • Haberhill on:
    • Forming a joint venture with Walton Street Capital to recapitalize and acquire the Hyatt Regency Minneapolis, a hotel in Minnesota
    • Forming a joint venture to acquire the Hyatt Regency Houston, a hotel in Texas

Leasing and Sale-Leasebacks

  • BlueTriton Brands (formerly Nestlé Waters Division) in connection with a sale-leaseback of 20 large industrial facilities
